You can check the registration information on this Website(Touki Joho Service) , including the name and address of the owner, if the property has any mortgages or foreclosures.
*It costs 332 yen for each copy of a register.
*Search by Chi-ban(Number of the lot, not address)
2. When and where do I register real estate?
Registration of real estate is handled at the Legal Affairs Bureau of the property's location.
1) You must register if you
・inherited it(Real Property Registration Act Article 76-2)
2) You are required (by a mortgage lender) to register
if you’ve mortgaged land or building
3) You do not usually need to register if you’ve
・bought it
・been given it
・changed your address or name * This will be mandatory from April 1, 2026.
・had mortgage paid off * Your mortgage lender will not do this for you.
4) Even if you do not have to register, registering voluntarily:
・gives you proof of ownership
・makes it easier to change, sell or give your land or building away in the future
5) You can register property yourself or get a Shiho-shoshi to do it for you.

・You need to pay registration tax. This depends on the value of your property.
